Multi-level parking garage

Robin Menge

I'm measuring a 6 story office building that has a separate 4 story parking garage; top level is exposed. If there's no physical connection to the office building, should it be included in the measurements? And if so, only Building Service areas are to be included, correct?
Thank you in advance!

Hi Robin,

The BOMA 2017 Office Standard states the following requirements in order for Parking to be included in the Boundary Area:

The parking structure must be vertically stacked, joined, or attached to the Building by a Connector with the same municipal address and ownership as the Building under study.

It must also be fully or partially enclosed, so the top level would not be included at all.

Yes, any Building Service Areas within a qualifying Parking Area would be included.

I recommend reviewing the BOMA Standard document itself for more details.

Thanks,
David
