Calculating rentable square footage for a single tenant, single story office building

When measuring for a single tenant occupied, single story office building. Do you measure to the inside or outside of the exterior wall?

Hi Robert,

It is common to use the BOMA Gross Area Standard for single tenant office buildings, which measures to the outside of the exterior wall, but all parties must agree to its use. It is also common to apply the BOMA Office Standard which measures to the vertically dominant inside finished surface.

Ultimately, this depends on what the lease agreement states.
