Hi
I have a basement that the client wants to convert into occupant storage in the future. For now, it is unused. What is the space classified as for now?
Also, there is a fitness center that tenants are charged a single fee. Is that smart? If so, does that mean you classify it as tenant area- meaning that tenants don't pay for it in their lease?

Hi Slevin,

I would recommend allocating the unused and currently unallocated space as Occupant Storage now in preparation for it actually being used as Occupant Storage. Occupant Storage isn't Rentable Area under BOMA 2017, so there will be no impact on the rentable areas of any tenants.

If tenants are a charged a user fee to access the fitness center then it should not be allocated as a Building Amenity Area. It should be classified as a Tenant Area.
