Maintenance Standard for FM Company

Greetings BOMA,

We have a shopping mall that we're being charged for Facility Maintenance based on GLA, while FM is done only on a common area, not in a rental area! Based on BOMA standard what would be the right method is that clarified somewhere in BOMA standards!

Hi Fato,

The BOMA 2020 Retail Standard measures the Gross Leasable Areas (GLA) for tenant lease transactions. There is no Load factor for common areas applied directly to the tenant's GLA's. The standard can also include the measurements for Service and Amenity Areas for the purpose of determining common area maintenance fees; and although it is possible to determine the proportionate share of service and amenity areas, they are not applied to the tenant's GLA's.
