Hello again!
Just wanted to verify, if we have Mechanical Rooms servicing the whole building on a floor that is otherwise fully occupied by a single Mixed-Use Component, would the corridors leading to those mechanical rooms be considered as Mixed-Use Service Areas and distributed to all components in the building?
Would this make the staircase and Elevators on the floor Mixed-Use Vertical Service & Circulation instead of being allocated to the single mixed-use component on the floor?
Thank you!!

Hi Valerie,
The portion(s) of the corridor that are necessary for providing access to a Mechanical Room that serves all of the Mixed-Use Components should be designated as a Mixed-Use Service Area and allocated proportionately to all of the Mixed-Use Components of the building. However, the elevators and stairs leading to the corridor are usually allocated according to its primary function. I would recommend reviewing "Vertical Service and Circulation Areas" in Section 2.3 Special Conditions on page 19 of the BOMA 2021 Mixed-Sue Standard to determine which allocation is appropriate to your project.
Thanks,
David
