Penthouse Level

Hello!

We have 3 components in a building (Office, Residential, Retail).

At the very top floor, there is only one staircase that leads to an elevator machine room that services one set of elevators in the building that exclusively serve the Residential component.

If this elevator bank is closed on all of the Office floors except for the 2nd floor where it opens up to provide access to a few service areas (not necessarily to the benefit the office component directly):

Will this Elev. machine room in the penthouse be considered as Mixed-Use Service area and allocated proportionately between the Residential and Office components?

Or will the staircase and elev. machine room at penthouse level be allocated as a Residential Component entirely?

Thank you!

Hi Valerie,

The elevator machine room should be allocated to all of the Mixed-Use Components that it serves as Mixed-Use Service Area.

Thanks,
David
