I am working on Mixed-Use compilation including Retail, Office, and Single Occupant Leasing (per Gross Area 1). We have generated the Global Summary of Mixed-Used, applied MUCA allocations to each MUC via Virtual Floor. My question is how MUCAs then applied to individual tenants. Can anyone assist?

Hi Aj,
You cannot apply the Gross Areas Standard (Gross Area 1) to a Mixed-Use Component. The Gross Area Standard is only used to establish the Mixed-Use Boundary Area. Please look at the Single-Use Compatibility Chart on page 11 of the standard for more details.
After the apportioned Mixed-Use Common Areas are added to the virtual floor corresponding to each Mixed-Use Component, it's just a matter of running an appropriate Global Summary of Areas for each Mixed-Use Component. For example, if you have determined that there is 1,000 sq ft of Mixed-Use Service Area to be allocated to the office-use component and you are using BOMA Office 2017 for the office use component, then you will add 1,000 sq ft of Building Service Area to the virtual floor of the office-use component Global Summary of Areas. The calculations in the BOMA 2017 Office Global Summary of Areas should then apportion that to all the tenants in the office-use component as Building Service Area normally does. Not all Mixed-use Common Areas will be apportioned to tenants, since proportionate share allocations do not occur in every BOMA Standard. Please see the Mixed-Use Areas Compatibility Chart on page 26 to see the compatibility of Mixed-Use Common Areas to the various BOMA Standards.

Thanks David. I should reframe my question..how are apportioned MUCAs applied to Retail tenants. My baseline understanding of Retail Standard is Parking, MVP, and Service Pubic Areas lease exclusions. When plugging MUCAs into the Retail Global summary the values are not reflected in Tenant responsibilities. Should we use advanced method?

Hi Aj,
Gross Leasable Areas do not receive an apportionment of Service and Public Areas under the BOMA Retail Standard. You can use the BOMA 2020 Retail Standard's Enhanced Global Summary of Areas to determine the proportionate share of Service and Public Areas, but they not directly applied to the tenant's Gross Leasable Areas.
Either way, the Retail MUCA portions should be accounted for in the BOMA 2020 Retail Global Summary of Areas.
