Elevator & Stairs on ground floor servicing second floor only - 2017 standard

I have a two story office building with one tenant on the ground floor and two tenants sharing the second floor. There is an elevator, elevator lobby and stairs that are accessed from the exterior of the building (starting from ground floor) and have no connection to the ground floor tenant. They are used only for the second level tenants.

For the ground level portion of the stairs, elevator and lobby, are these considered floor service area for the second floor and excluded from the ground floor calculations?

Hi Lauren,

The areas on the ground floor that are only used by the second floor occupants should be designated as Inter-Building Service Areas and allocated to the second floor occupants on a proportionate basis. A full explanation of Inter-Building Areas along with the calculations are found in the Advanced Concepts section of the BOMA 2017 Office Standard.

Thanks,
David
