I am measuring a project for its Gross Area 1 for leasing purposes. The building has 4 floors. Between floors one and two in part of the building, it has bleachers with stairs to access the levels of the bleachers. Is the SF of the bleachers included in the Gross Area? What about the stairs going down the bleachers?

By your description of the building, I believe that the bleachers would be included in the Floor Area, but it sounds like the stairs are within a Building Void. If that's the case, the stairs would be considered part of the Building Void and therefore not part of Gross Area 1.
