BOMA Retail - ancillary space

I understand that common areas are not included in the GLA for BOMA Retail. How are ancillary spaces (outdoor seating, etc.) typically charged for? I'm trying to understand how I include them in my spreadsheet for the landlord.

Hi Molly,

The BOMA Retail Standard doesn't really provide guidance with respect to Ancillary Areas. It's included in the standard as a convenience. Any area outside of the building line that the landlord is interested in may be included as Ancillary Area and shown on the Global Summary of Areas. The Landlord can do what they like with this information, including using it to charge a tenant for space on a separate basis from Gross Leasable Area.
