Washrooms on a single occupant floor.

Melissa Hannam

If an entire floor is occupied by one tenant and there are 2 washrooms within the space do the washrooms still need to be considered as floor service areas or are they part of the occupant area? Either way will there be a difference to the rentable area of the occupant space?

Thanks!

Melissa,

The Standard does not distinguish between single and multi-tenant floors. If the washrooms in question are typical core washrooms, definitely measure them as Floor Service Area.

There will be no difference to Rentable Area, however the tenant will have a higher load factor (and a lower Occupant Area) than if the washrooms were deemed part of the occupant area itself.
