Method B Floor Service

On a singe tenant floor are Electrical and IDF rooms that could technically be considered for the use of only the tenant on the floor and not for building use be categorizes always as Floor Service (like restrooms)or can they be categorizes as part of the tenant area on a single tenant floor? What about janitor's closets?

Hi Nicole,

Only areas that a tenant has "Exclusive Use" of may be considered tenant area. "Exclusive Use" is a defined term in the standard:

A provision of Tenant Area in which the Occupant has no restrictions regarding the use and physical modification of space within the demised boundaries of the Tenant Area, except for lawful restrictions and specific limitations described in a contract or agreement.

Based on the definition above, in most cases, the areas in question would be Floor Service Area (Service and Amenity Area) under Method B.
