Small 2 storey office building

In a 2 storey office building with no elevators and a separate entrance for both floors are the stairs to the second considered common area. This is the only access point for the second floor and there is no access to the ground floor from this entrance.

Hi Craig,

Under the BOMA 2017 standard, the lowest level of stairs are included in rentable area. Lowest level stairs are usually allocated as Building Service area but you could use Inter-Building Service Area if you wanted to target the allocation of the stairs directly to the tenant(s) that use them. Just to be clear, on the second floor, those stairs are a Major Vertical Penetration.
