Does covered exterior loading dock space count in the gross SF?

I am measuring an industrial building that has multiple loading dock bays- each exclusive to the various tenants. The continuous exterior elevated platform is covered by a roof. Should this SF be included in the gross sf? If so, would it count as common area and be apportioned to the tenant who have access to the docks or would it be included in each tenant rentable footprint?

Hi Sarah,

Unenclosed loading dock areas should not be included in Method A since overhangs and unenclosed areas are not considered to be within the Measure Line using Method A. In Method B (Drip Line Method), it can be difficult to interpret this situation due to some conflicting and confusing information in the standard. We would need to see the plans in order to offer an interpretation using Method B.
