Storage space under stairs

I have an office building that's 2 story tall. There's a tenant on the first floor that is using a storage space underneath the staircase (finished out with doors, wall and lights). My question is how would I measure the vertical penetration and tenant storage at this area?

Hi Sopheap

BOMA 2010 Office does not allow it, unless it is a monumental stair (a stair within a void). If the stair is fully enclosed by fire-resistive walls then it all of it is Major Vertical Penetration.

I suppose you could measure the storage area separately and charge for it, but it would not be within the framework of the BOMA 2010 Office Standard.
