I am looking at a lease in which the calculation for my office space includes a percentage of the square footage of enclosed rooms in the attic that house HVAC equipment. The attic area has a concrete catwalk with rails that leads to two rooms that house this equipment, however, the space cannot be used for storage, files, etc. Should this square footage be in the Common Area calculation?

Yes it is appropriate to include mechanical equipment rooms as common area.
