R/O Ratio for Single / Multi Tenant Buildings

Our client has asked us to provide an R/O Ratio and Add-On factor for both single floor tenant and multi floor tenant. Under BOMA 2010 we have allocated the multi floor corridor under the Floor Service and Amenity, however this would not change the R/O factor.

This does not change the R/O factor because of the circular reference between Occupant + Allocated and the R/U Ratio. In other words with only the Floor Service and Amenity changing the Occupant + Allocated area will remain the same and thus not effect the R/O ratio. Please confirm logic.

Hi Robert,

I believe your logic is sound except when there is Building Amenity Area on the floor, the R/O ratio would change as Building Amenity Area is "grossed-up" by Floor Service and Amenity Area.

Thanks,
David
