Mech Chase thats serves only two floor in a three story building

Maria Asturias

June 18, 2013

For single tenant and multiple tenant buildings:

A mechanical chase in the third floor of a three story building that encloses ductwork from the roof top unit and such ductwork serves the second floor only.

Should the area of this chase be excluded from the third floor IGA?
Should the sf of this chase be excluded from the third floor service area and counted only in the second story service area?

Thanks

The area should be part of the IGA. You may want to include the duct chase as "Limited" area.

The standard gives you some flexibility to proportionately share certain areas directly to the floor or occupants they benefit, regardless of where the space is situated in the building.

Please see page 8 of the standard for a full explanation.
