4 Story Building - Single Tenant
Can interior corridors within a single tenant floor be calculated as Office Area?

Yes but generally the corridor area should be able to house personnel and/or furniture in order for it to be considered Office Area. On a single tenant floor, the rentable area of the tenant would be the same whether the "corridor" was considered tenant area or floor common area, so it makes little difference.
