Measuring mechanical rooms and penthouse space

"Wondering if there is an interpretation as to what constitutes mechanical rooms for the purpose of BOMA? We are constructing a large enclosed and covered mechanical room on the roof of an office building, part of which would be 50% perferated to allow for ventilation. Is this considered indoor space?"

Hi Randy,

In order for the mechanical area to be included in the rentable area, it must be "fully enclosed". If the area is perforated, then it is not fully enclosed and therefore should not be calculated as part of the rentable area under BOMA 1996.
