Contemporary BOMA Standards feature the concept of Capped Load Factor, which is an optional load factor assigned by a Landlord to an Occupant Area. It may not exceed the Actual Load Factor and must always result in a Rentable Area that is less than the calculated Rentable Area. It can be used in lease negotiations or directly in a lease agreement, and its calculation is distinct, having no effect on the "normal" application of the standard. It is applied by multiplying the Occupant Area(s) by a percentage, represented as a decimal figure.
