Ancillary Area Allocation - What is Separately Disclosed Tenant Usable Areas.

Hello,
I am putting together the table to allocate Ancillary space to each tenant on the floor. I'm looking at page 113 where it says "in this example Suite 200 is comprised of Separately Disclosed Tenant usable Area."
What is the difference between a Tenant Usable Area and Separately Disclosed Tenant Area? The example chart does not indicate any difference between the tenant area of Suite 200 and the other suites.
Also, the example chart does not correspond to the Method A or B example Global Summary of Spaces, so I can't see how this Separately Disclosed Tenant Area is applied.

Hi Colleen,

There is really no difference between a Tenant Usable Area and a Separately Disclosed Tenant Area. A Separately Disclosed Tenant Area is simply a portion of the Tenant Usable Area that is disclosed separately. In the example provided, Suite 200 has a restricted headroom area and a reception area that are separately disclosed. This allows the Landlord to easily apply a different lease rate to a portion of Suite 200, which they might do in the case of a restricted headroom area. The Standard requires this area to be separately disclosed in the Global Summary of Areas or on the floor plan.

A separately disclosed area may also be used if there is an area within the tenant's suite that is of interest to the Landlord for any reason.
