In addition to 1080 square feet of interior space, my ground-floor tenant, a cafe/ restaurant, has exclusive use of an uncovered 600 square - foot patio as described in his lease agreement. He also has about 200 square ft of private parking and storage in the back of the property. When we tried to renew the lease, he refused to include the patio and parking space in our calculations for current market rate. Could you please tell me how the current rules would translate into square footage of the space? Thank you!
