Circulation alleys in parking areas leading to Build common areas on parking levels

Hello

As as theoretical clarification opinion
on BOMA Measurement Standard for OFFICE building ANSI/BOMA Z65.1-1996

In interior parking areas,
circulation ramps and circulation alleys from parking spots to elevator lobbys:


if these circulation alleys also serve to acces other building common areas on the floor (mechanical rooms, sprinkler rooms, etc.) around the parking areas:

Would or could these alleys be considered in part or in full as ''Building Common areas'' and included in the Gross building Leasable Area for distribution to the tenants through the building R/U factor?

BOMA Office 2010 is pretty clear on the matter, (illustration 11.1 and Parking définition)....

But we would need objective clarity on the 1996 Method to settle a discussion because there are not specificities or illustrations in the 1996 method beyond FAQ 26 key questions on BOMA 1996 Q15.

Hi Stéphane,

We generally only include areas such as elevator lobbies, etc, which are separate / enclosed within the parking structure. We would also include any mechanical areas that don't serve the parking itself, even if just fenced in. We would not include the circulation or alleys that provide circulation from parking spots to the elevator lobbies.
