Single - tenant user and unenclosed areas

For a single-tenant industrial building, can you include unenclosed areas like a special roof top equipment, trash compactor and patio in the boundary area / gross floor area or is the unenclosed areas strictly used for multi-tenant building?

Hi Tom,

Single tenant and multi-tenant buildings are measured the same under the BOMA 2025 Industrial Standard, but certain areas such as Major Vertical Penetrations and Parking Areas are included as Rentable Area in a single tenant building yet excluded in a multi-tenant building. So yes, specialized rooftop areas and other qualifying Unenclosed Areas specified in the standard are included in both single tenant and multi tenant building scenarios.
