I am working on a BOMA plan that has storage units on the basement level that is rentable by upper floor condo owners. In this case, what does the storage units area need to be classified as in terms of BOMA spaces?

You posted your question under the BOMA Mixed-Use category. Is your project a Mixed-Use Building. Which BOMA Standard are you applying for the Multi-Residential Use Component?
The latest BOMA 2023 For Multi-Family and Hospitality Properties standard has a category specifically for Occupant Storage.
