Would a covered ground level amenity area be included in unenclosed building features as a Gallery

If a building owner is considering the addition of an exterior covered amenity area at the entry of a 3-story building, would that be considered a covered gallery with in the unenclosed building feature condition? Can it be included in the building services and amenity areas? Or is it rather a rentable exclusion?
The roof of this area would be attached to the building. The space can be used by all tenants.
Is there a restriction to the size of the covered area?

Hi Elisabeth,

If it's a separate structure but attached to the building, then it will still qualify as a Covered Gallery, but it would only be considered Rentable Area if it only serves a single Occupant. If it serves the entire building, then it is a Rentable Exclusion.
