Electrical Room Servicing Building Amenity Area

Hi David,

We have an electrical room on the north side of a floor that only serves said north side, so it was allocated as Inter-Building Service Area and towards the tenant on that side only.

Now the tenant area has been converted to building amenity space (conference center, fitness center, etc.). What happens to that electrical room? will it become Building Service Area? Or is there a way to allocate an inter-building service area to an amenity space?

Hi Valerie,

Good question. You cannot allocate Inter-Building Areas to Building Amenity Area but it would be appropriate to designate the electrical room to Building Service Area. Since all of the tenants will pay a proportionate allocation of the Building Amenity Area, it makes sense that they should also all pay for a proportionate share of the Building Service Area(s) that serve that Building Amenity Area.
