Exterior loading dock

I’m developing a 12,000 SF warehouse building that has a 600 sf covered loading dock on the outside of the building. I am wondering if I am able to call this a 12,600 SF building or if the covered loading area would not count towards the SF of the building. Obviously, the more square footage I can say my building is the better my yield is. Looking for clarification on this question/debate.

Hi James,

A covered Loading Dock would be included as Rentable Area under the BOMA 2019 Industrial Standard as either Tenant Area or Service Area.
