HELP ON A SMALL FREE STANDING BANK BUILDING.

i WOULD ATTACH A FLOORPLAN BUT NOT SURE HOW TO DO THIS.

CAN YOU TELL ME HOW TO GO ABOUT A BANK BUILDING FOR NET RENTABLE AREA? iT FALLS SOMEWHERE IN THE RETAIL AND OFFICE BUILDING SECTION BUT HAS UNIQUE FEATURES LIKE NIGHT DEPOSITORIES, VESTIBULES, ATM CLOSETS ETC. THE WALLS ARE BEEFIER FOR OBVIOUS REASONS TOO.

HOW SHOULD THESE BE APPROACHED WHEN MEASURING THEM UP?
tHIS WOULD BE FOR BUILDING BEING VALUED AS OF 6/30/2008.

Unfortunately, there is no single correct answer.

BOMA has several Standards in the marketplace. In the absence of a method defined by the lease, you will need to decide which approach is most suitable for this application. It sounds as if it could be reasonably deemed office or retail.

Our company would probably be inclined to measure it under the BOMA 2010 Retail Standard. The Retail Standard is likely to yield a greater area than BOMA Office 1996 or BOMA Office 2010.
