Is a covered retail/restaurant patio part of the leasable square footage?

We are designing a new retail building that will house several restaurants/cafe's. The owner wants to pull the storefront back from the concrete ceiling to allow for patio dining. Is the covered patio area leasable?

Hi Ken,

Yes under the new 2020 BOMA Retail Standard, any area considered part of the "Retail Experience" is included in the GLA. Most Permanent and nicely finished patios would be included in this and it does not need to be covered. It is highly recommended to get a copy of the new standard from BOMA.org to review all the details of what may be included or not. It should also be noted that Unenclosed Areas must be separately disclosed on the Global Summary of Areas.
