Is an Unenclosed Covered Gallery Considered Rentable Area?

I am appraising a small multi-tenant medical office building (4,384 SF Gross Building Area + 782 SF Covered Gallery). The covered gallery extends along the entire front of the building, and also includes a covered area (with a skylight) in front of the entrances to 3 of the 4 suites. The covered gallery has a concrete walkway, columns and a cover (roof) but is not enclosed. It is used by the three tenants and their visitors.

Question - may I include the area of the covered gallery as common area that can be added to the tenants usable area as an add-on/core factor?

Hi Wayne,

A Covered Gallery would have to be for the exclusive use of a single tenant in order to be included as Rentable Area. A Covered Gallery that is used by more than one tenant is a Rentable Exclusion.
