PRIVATE RESIDENTIAL ELEVATOR

When measuring a residential unit with a private elevator, would you include the bottom floor of the elevator in the gross area measurement and not the rest?

Also in a residential unit with a stair that goes 3 floors, would you include the 1st and 3rd floor in the gross area measurement and not the 2nd floor?

Can you also cite a section in BOMA that addresses this.

Hi Joe,

The BOMA 2020 Multi-Res standard addresses this on the definition of "Occupant Void" on page 14.

Private elevators and private stairs within a residential unit are included in the Construction Gross Area, Unit Gross Area and Unit Net Area on each floor.
