Ground Floor Retail with parking access via Lobby

We have a Ground Floor Retail/Restaurant suite within an office building that has its parking accessible only via entry/exit through the building's main lobby (and parking elevator lobbies). Would a portion of this Building Service Area need to be allocated somehow to the Retail space? Even though retail does not receive an add-on factor as a standard?

And, if Retail does not traditionally receive an add-on factor, how is it best categorized within the GSA so as to not disrupt the total Occupant Area (H) and therefore the Rentable Area (L) (within Method B)...?

Hi Katie,

The BOMA 2017 Office Standards considers and calculates the retail tenants of an office building in the same manner as the office tenants. Having said that, the standard does allow a great deal of customized allocation of common areas so that such areas are allocated only to to the tenant(s) who derive a benefit from them using Inter-Building Amenity Areas and Inter-Building Service Areas (Found in Advanced Concepts of the standard).
