How to treat an uncovered Plaza, located in front of the building? It has benches, lawn and art installation. It is public accessible and could potentially be converted into a tenant space (Restaurant outdoor seating) Will that be a Building Service or a rentable exclusion?

The only uncovered areas that could possibly be included as rentable area are Balconies, Finished Rooftop Terraces and Unenclosed Occupant Circulation. Based on your description of the uncovered plaza, I believe it should not be included in the Boundary Area of the project at all.
