Covered exterior space

Is covered exterior space under an awning added to the gross leasable space?

No. Gross Leasable Area can only be fully enclosed. The BOMA Retail Standard allows some unenclosed areas to be considered Ancillary Space, but this is not Gross Leasable Area. Ancillary spaces are areas that are used exclusively by an occupant but beyond the Gross Leasable Area, Exterior Gross Area and Construction of the standard. Ancillary Areas may be leased separately.
