Balcony and Roof Top Terrace

Is the SF for a balcony or roof top terrace for a tenant included as part of the total IGA for that floor? Does it matter if the balcony or RT terrace is covered or not?

HI Nicole,

Yes, the balcony or rooftop terrace is included in the Boundary Area (Previously known as Interior Gross Area or "IGA" in BOMA 2010). The balcony or rooftop terrace must comply with the requirements noted in the standard, but they do not need to be covered.
