Really small floor footprint - should Base Building Circulation be applied?

Townsend Wilson

We have small heritage type government buildings with really small floor sizes like 50 to 80 sqms(ie 540 to 860 sq feet) of Occupant area per floor. At these sizes the floors don't lend themselves easily to housing multi-tenants per floor with a common washroom particularly when the washroom isn't strategically located need the stairs. Is there a limit to floor size where one doesn't apply a Base Building Circulation and instead consider the floor suitable for single tenant occupation only?

Hi Townsend,

The BOMA 2010 Office Standard does not stipulate a minimum floor size for the application of Base Building Circulation. Also, Base Building Circulation is applied on single tenant floors and multi tenant floors - ideally in the same manner / configuration.

Thanks,
