Less total RSF when unit is split.

We have a 4th flr office suite with 2,351 USF and 2,814 RSF.
When the suite is split in 2 the combined RSF is about 160 sf less.

Any recommendation on how to explain this to the building owner?

This has been resolved... sorry.
Other floors were not included in the calc.
