Which method is best or most common for single tenant rentable area?

OFFICE BUILDINGS : STANDARD METHOD OF MEASUREMENT
recommends using 'Gross Areas of a Building: Standard Methods of Measurement (ANSI/BOMA Z65.3-2009' for where gross area calculations are used for leasing.

Now my client is asking for rentable gross area for a single tenant office building.
Which BOMA method should I be using?
