Recessed Alcove

A retail space has a outdoor, roof covered alcove recessed from the front building line. Is this outdoor area included in calculating rentable square footage?

The outdoor area would be excluded from the Gross Leasable Area and included as Ancillary Space and charged for separately under a separate agreement.
