Rentable Square Footage/ Loading Docks

I have a warehouse that I am trying to determine if I can add the "Covered Loading Docks" into the RSF of the space. The loading areas are covered by the main roofing structure. The loading area is roughly 15' deep by 30' wide. Obviously i would love to be able to charge my tenant from "Drip Line to Drip Line" since the roof structure covers it. Its basically a permanent loading dock shelter. Hopefully you understand what I am trying to say. Appreciate all help in advance!

Hi John,

You can include the covered loading docks, but you cannot include any unenclosed areas beyond the drip line (canopies, gutters, exterior staircases and other unenclosed areas).
