Restaurant with outside walk-in cooler

There is a restaurant with a prefabricated walk-in cooler attached to the outside of the building. Access to the cooler is through an opening in the exterior wall. Should the area of this cooler be included in the restaurant GLA?

Don,

The walk-in cooler cannot be included in the restaurant GLA but it would qualify as Ancillary Space.

Ancillary Spaces are areas leased to or by agreement used exclusively by an occupant in addition to their Gross Leasable Area.
