Parking and Mechanical Unit on roof

Hi there,
I have two things I need to confirm and get clarifications on.
1. I am using BOMA 2009, “The Gross Areas of a Building: Method of Measurement” and I wanted to know if I can exclude the parking from the calculation? The tenant does not want to pay for parking. If so, can I than show that it’s a “Modified BOMA 2009?
2. The building has a roof top mechanical unit that is enclosed within a screen, but it is not covered. Can the unit itself be included in the calculation?

Hi Sopheap,

1. I would recommend applying the standard strictly (with parking included) and leaving it up to the landlord and tenant to determine if the parking should be included or excluded within their agreement.

2. No. Roofs are completely excluded from the Exterior Gross Area and the Construction Gross Area.
