Alternate Measuring Methods

Typical Retail & Store Area

Although BOMA 1996 specifies how to determine the usable and rentable area of a retail unit contained within an office building, there are no official standards for measuring stand-alone retail buildings, strip plazas, or shopping malls. There is however, some industry consensus on how to measure retail rentable area and this is reflected in many retail leases.

Retail units in shopping malls and plazas are frequently measured to the exterior face of outside walls or lease line and to the center of demising walls between tenants without deduction. Retail tenants may or may not pay for a proportionate share of common area.
