FAIR METHOD (Floor Area Information for Real Estate)

Extreme Measures Inc. developed the FAIR Measuring Method because current measuring standards often integrate inadequately with the countless variety of architecture and tenant usage of space within a building or building complex. The FAIR Method is used to determine rentable areas of commercial real estate on a building-wide or complex-wide basis. Conceptually, the FAIR Method differs from BOMA 1996 by including two additional Gross-up factors, known as Private Common Area and Complex Common Area. Private Common Area are those spaces within a building or complex that are shared between two or more tenants. Complex Common Area are those spaces within a building or complex that are shared with all tenants in the complex. The method also simplifies how areas are determined within a building by emphasizing split-wall measurements.
